TERMS AND CONDITIONS

Use of the ten acres is included in your booking, but we do not allow camping, parties or amplified music.  This space is suitable for creative courses, retreats and small groups who are looking for somewhere beautiful to relax, write or just stop  the world for a while. We are in the middle of nowhere but sound carries and we do not want to disturb the peace of this magical place.

Noise

Our policy on noise is based on respect for our neighbours and follows Wealden Council’s Code of Practice on Environmental Noise.

Do ask about this if you’re interested in organising a retreat here but please bear in mind that we do not allow amplified music and will only take bookings from clients who are creative with their ideas of using this as a tranquil space.

The Council’s Code of Practice says:

  • During the day and evening, the music does not have to be inaudible at other residential properties, but it has to be deemed acceptable. That means no more than 15 decibels above background noise levels
  • From 23.00 onwards, sound from the event will have to be inaudible with in the nearest neighbouring properties
  • Sudden and irritating noise is not advisable – that means whistles and loud laughter are out

    Adherence to the above will ensure that you can put on a successful and enjoyable event that will not cause undue disturbance to our neighbours or threaten the future of our peaceful retreats.

    Health and Safety

    It should be noted that this is a rural site, and as such there may be various hazards. We do our utmost to ensure the safety of our visitors, but rough ground or woodland may present a trip hazard and, after heavy rain, the ground in some areas can become slippery. You should take care, and wear suitable footwear to minimise the possibility of injury. Please take care around fires and keep children away from the pond. The safety of your family is your responsibility.

    Lighting
    We do not provide artificial lighting in the grounds other than some solar lighting. To ensure your safety you should bring a torch or lantern to help you when walking after dark. Unless required by law, we will not be liable to you for any indirect or consequential losses, loss of profit, loss of business or loss of goodwill and our maximum liability shall be no more than to refund the amount paid by you for the event.

    We shall have no liability to you for any failure to perform any of our obligations under the contract if and to the extent that the failure is caused by matters outside of our control, including by act of God, governmental restriction, condition or control or by reason of any act done or not done pursuant to trade dispute, shortages of labour or materials or breakdown of machinery or any other matter. No person (except you and us) shall have any rights pursuant to the Contract (Rights of Third Parties) Act 1999 to enforce any of these terms and conditions.
